Sheesh, downtown Petaluma has gone the way of other famous downtowns in the north bay, like San Anselmo, Fairfax and Mill Valley, when it comes to soaring home equity.  Here is my experience of getting my clients into a home in a competative bid offer to purchase a house on Kentucky Street in downtown Petaluma. Santa Rosa Real Estate For Sale: The JC neighborhood Market Update Fall 2015

The SRJC neighborhood is loosely bordered by Hwy 101 on the west, College Avenue on the South, Franklin on the East and Steele Lane on the North.  It's populated by mostly single story homes built in the 30s, 40s and 50s.  Most of the homes are 2 beds/1 bath at around 900 to 1000 sf, some are larger with an extra bedroom.  Very few have two bathrooms unless at some point in time one was added.

Sonoma County Home Prices On The Rise

Talk about driving prices up!  With new listings few and far between, properties that are bargains and fixers are gaining more interest from willing buyers more than ever.  

Other symptoms of the tight Sonoma County housing market are sellers are opting to buy first and then sell in fear of not being able to find a home when their home sells.  The Sonoma County Foreclosure Sales have significantly dropped from 600 to 90 in the last three years.  The sky high rents are prompting the 'rent vs. buy' conversation with some buyers as they find the resale market very tight.

Tiny House Movement Hits Sonoma County

In the 90s it was the McMansion movement as the up and comers with money to burn built huge homes with pools and cabanas. Now, space for new construction is scarce.  Federal, state and local governments are starting to get the hang of conservation as resources need to me budgeted for future growth.  They're also requiring 'affordable housing' for future home owners.  

A new movement called the 'Tiny House Movement' is gaining momentum all over the nation and especially within 50 miles of a major metropolitan region.  With home prices nearing 2007/2008 values, multliple offers and overbidding, more and more home buyers are looking for alternatives to expensive and difficult to acquire housing.  They're thinking out of the box.
